The Problem with Affordable Housing Management
Many property management companies still run on outdated processes, disconnected systems, and manual paperwork. Better technology exists, but it's rarely fully integrated or automated, so teams keep working the way they have for years.
Affordable housing makes this worse. LIHTC, HOME, and HUD programs, including Section 8 and PBV, each have their own requirements. Using the same procedures and paperwork for every program creates extra work and more errors. It leads to missed deadlines and inspection failures that put funding at risk, and it pulls staff away from residents and the property.
Our affordable housing practice is led by a Specialist in Housing Credit Management (SHCM) with 17 years of LIHTC, PBV, and Section 8 experience — and a track record of clean compliance audits across 700+ units.
That's how Stonelink Property Management works. We run program-specific workflows, use automation where it removes manual work, and keep clear controls that protect compliance.
Program-Specific Workflows
Set up by program, unit by unit. Each program (LIHTC, HOME, HUD/Section 8, PBV) is set up at the property and unit level in AppFolio. Every unit follows its own compliance rules, not a one-size-fits-all process.
Agency-ready reports. Program data is built into our system. Reports are generated to meet HUD and state agency requirements.
Automation
Automatic recertification notices. Residents are notified at 120, 90, and 30 days, with a list of documents to bring for their program. Staff track every recertification from due to completed.
Overdue files escalated. Overdue recertifications are flagged right away. Noncompliance notices are generated, date-stamped, and saved to the resident record, creating a clear compliance history.
Controls
Every file reviewed. Internal review catches missing documents, signatures, and calculation errors before submission. Our software flags discrepancies along the way.
Audit and inspection prep in-house. Before agency reviews, we check files and units, assign corrective actions, and confirm they're done. Status is tracked unit by unit.
